Dear Unit Owner:

We write concerning several matters of importance to all residents.

ROADWAY SAFETY – with the number of children playing in the streets of Wyndcrest Condominium ever increasing many residents have called to voice concern that a serious “accident” is imminent. All drivers are reminded there is a 15 m.p.h. SPEED LIMIT and to use caution when driving in the community. With the many mature trees and shrubs sight lines are limited and extra caution should be taken. Please be aware there are children living and playing at Wyndcrest. Similarly, families with children are reminded the Rules and Regulations prohibit playing in any common areas (including streets, lawns etc.). Children should NOT be left unsupervised to play in Condominium streets.

TOY STORAGE – with the children resident at Wyndcrest the numbers of toys has proliferated. These include; bikes, skates, scooters, balls, bats, play houses, sandboxes, trampolines, etc. All parents are reminded that NO children’s toys are to be left out overnight, or stored for any period of time in any common area of the property. The Condominium Rules and Regulations, #19, state as follows;

“19. Each Unit Owner and occupant shall keep the driveways and sidewalks appurtenant to such Unit free from debris, garbage or obstruction and shall keep all front, side or rear yard Limited Common Elements appurtenant to such Unit in a clean and sightly condition, free from debris, garbage, recyclables, bicycles, toys, etc.”

WINTER PRECAUTIONS – some helpful hints for preventing frozen pipes in your unit are reprinted on the reverse of this letter. The Condominium has the community sprinkler system emptied and ‘winterized’ each year.
