Dear Unit Owner:
We write with several matters of Condominium business for your consideration.
Holiday Decoration – while “holiday” decorations are a welcome “touch”, Unit Owners are urged to be considerate of other residents and remove decorations within a reasonable period (7 days) following the holiday. The only exception to the “7 day” rule is Christmas / Chanukah decorations, which may remain for thirty (30) days following the holiday. Your cooperation will be appreciated. Any holiday decorations in violation of the 7 or 30 day rules may be removed by the Association at the Unit Owner’s sole liability and expense.
Late Payments and Collections – monthly common charge payments are due in the Condominium’s account (not postmarked) by the 15th of every month. A graduated late payment penalty is imposed on non-paying accounts. After 15 days, the penalty is $25, after 45 days $50 and at 75 days the penalty is $100. Any account unpaid after 75 days is, by resolution of the Board, immediately referred to counsel for commencement of collection action, which includes placing a lien upon the unit. If such action is required, the By-Laws provide that the Unit Owner is responsible for all legal fees incurred to collect the debt. Unit Owners are urged to pay in a timely fashion to avoid any penalty and possible collection action.
