Dear Unit Owner:

We write concerning several matters of importance to all residents.

Dogs - there are numbers of dogs resident at Wyndcrest, which is particularly evident by the urine damaged grass areas behind many units. In the interest of public health all dog owners are reminded of key Rules and Regulations;
• It is the responsibility of each owner of a dog or other pet to make sure their dog or pet does not urinate/defecate anywhere on Deertree Lane, Winterberry Lane, the entrance areas to Deertree and Winterberry Lanes, on the grass along the front, sides, behind and anywhere near or around the units.
• Dogs are to be walked off the Wyndcrest property, either along Chappaqua Road or North State Road or elsewhere.
• Dogs may not roam, or be unleashed or unattended anywhere on the property.
• Any violations of these dog/pet rules will be assessed to the unit owner(s). The first violation will result in a written warning with each subsequent violation subject to a $50.00 fine to the unit owner(s).

Parking Regulations – Condominium regulations state, in part, as follows:
• “Residents are to use their garages and driveway to park their motor vehicles.”
• “Visitor parking is available to residents on a temporary basis only.”
• “Parking in not permitted in or on the street….”
• “Residents shall be considered in violation of the rules if any one of the following conditions occurs: (a) parking in a visitor parking area for four (4) hours or more; (b) parking in a visitor parking area regularly; (c) parking in a visitor parking area as if the are were for a resident’s exclusive use.”
• The Unit Owner will receive one (1) written warning for the first rules violation. Each subsequent or continuing violation will result in a $50.00 fine to the Unit Owner.

Fire Lanes – The Village is implementing local law at Wyndcrest, with the painting of fire lane markings and installation of warning signs. The Village Police Department will ticket and/or tow all violators. Parking violations on the opposite side of each street will continue to be monitored by the Condominium Board and appropriate fines will be levied.

Speed Limit - drivers are reminded there is a 15 m.p.h. SPEED LIMIT and to use caution when in the community. There are children living and playing at Wyndcrest. Similarly, families with children are reminded the Rules and Regulations prohibit playing in any common areas (including streets, lawns etc.). Children should NOT be left unsupervised to play in the Condominium streets.
